It is a common misconception that commercial roofing is for large businesses. However, all commercial property, large or small, can benefit from having a roof to protect it.

Before you invest in commercial roofing, it is best to learn about the basics so you can make an informed decision about what is needed.

Commercial Roofing Overview

Commercial roofing has the same basic function as residential roofing, which is to protect the property. However, commercial roofing is typically more complex and can include more features.

In addition, commercial roofing can have a larger variety of materials and may require integration with various systems, such as the HVAC and drainage systems. The most commonly used materials for commercial roofing include concrete, modified bitumen, PVC, and EPDM.

Typically, commercial roofing projects have more strict building codes and compliance requirements. 

Types of Commercial Roofing Systems

Single-Ply Roofing System

A single-ply roofing system can be made from different materials such as  EPDM and TPO.

These types of commercial roofs offer excellent resistance to cracking, peeling, and other types of damage due to weathering. A single-ply roofing system is installed in a single layer using either thermoset or thermoplastic membranes.  

Modified Bitumen Roofing System

A modified bitumen roof combines chemical polymer and asphalt for a temperature-resistant and flexible roofing system. This type of roof can be installed in multiple layers using different types of adhesives and materials.

The seams of the sheets are melted to create stronger bonds, allowing for excellent resistance to high winds. The improved tensile strength of such roofing systems makes them a perfect choice for harsh environments. 

Asphalt Shingles 

Asphalt shingles are one of the most popular commercial roofing systems.

They are made from a continuous fiberglass mat. They consist of a specially formulated mixture that is bonded on both sides for extra waterproof protection. 

Metal Roofs 

A metal roofing system consists of overlapping galvanized steel or aluminum sheets. You get flexibility in design as the sheets can be put together according to your needs. With metal roofs, you get a cost-effective and flexible roofing system.

You also get excellent thermal performance and durability. Some high end metal roofs also have protective layers to minimize rusting and UV damage. 

Built-Up Roofs 

Built-up roofs, also known as BUR membranes, are made of composition tiles that are pressed together to form a highly durable roofing system. Generally, built-up roofing systems are made from standard tar and gravel.

The roof is often topped with mineral granules or gravel to add extra durability and waterproofing properties. 

Common Problems with Commercial Roofing 

Water pooling: This happens when the water does not get a proper outlet for drainage. It can also happen due to excessive rain, snowmelt, or a plumbing leak. Standing water on the roof can cause major damage. 

Leakage: Leaks in commercial roofing can happen for many reasons, including plumbing leaks or clogged drains. Early signs of roof leaking include condensation inside the building and water stains on the ceiling. 

Billowing: When the roof is billowed, it means that it has been forced to cure due to pressure from the wind. This is also referred to as tenting. In some cases, the roofing can suffer from a blow-off, exposing the interior to the environment. 

Expansion or Shrinkage: The roof can suffer from expansion or shrinkage due to temperature fluctuations or the use of subpar materials that don’t offer enough flexibility. 

How to Extend the Life of Commercial Roofing 

There are various ways you can extend the life of a commercial roofing system. You can get regular maintenance and inspection services from a professional roofing company to ensure the roof is in good condition. Ideally, you want to get the roof inspection twice a year, but this can vary depending on your location and the condition of the roof. 

If there are any issues with the roofing system, such as leaks or clogged drains, such issues need to be addressed as soon as possible. Otherwise, these issues can escalate to become costly repairs. You can also extend the life of the commercial roofing system by keeping it clean and clear from any debris, leaves, and other materials that can often accumulate on the roof. 

When you have the roofing installed, you need to ensure there is a proper drainage system, as water pooling is a common cause of roof damage. You also minimize the foot traffic on the roof, as that can cause premature wear and tear of the roof. 

Choosing a Reliable Roofing Contractor 

To choose a reliable contractor for roofing services, you should do your due diligence.

There are several commercial roofing contractors in Melbourne, so it is best to take your time to check the online reviews of different contractors and, if possible, talk to a few references.

You also need to ensure the contractor has local experience and is familiar with all the building codes and compliance requirements in your area.
